The Great Western Industrial Park Launches Western Sites, Providing Unparalled Supply Chain and Distribution Efficiency

Industrial buildings from 60,000 to 1,000,000 square feet, a state-of-the-art business park, and retail amenities have all been designed. The park offers Build-to-Suit options for lease or sale and land for sale with 5 to 200 Acre sites. Pricing will start at $2.95/SF, representing strong value compared to infill Denver sites.

In an industrial market with users scrambling for suitable sites, proximity to the primary distribution corridor of I-70 is becoming less of a requirement for many. With the looming re-development of Colorado’s main east/west interstate, the market has seen the beginnings of a shift to alternative routes.

The I-25 corridor is in the path of growth, with 2.5 million square feet of product completed and/or entitled with leasing velocity that has absorbed almost all of the available space. Developers are continuing to bet on locations further north from Denver to serve the growing population of the Northern Colorado region, and as users have started to communicate fears of delays on I-70.

The Great Western Industrial Park will draw users unwilling to contend with the additional delays for the next 3-5 years during construction. The size, flexibility, and dual rail service differentiates it from competitive sites and the vast talent pool of Northern Colorado make it a great location for new or expanding industry.

The town of Windsor has been extremely receptive to prospective users at the park, providing incentive options that include tax relief and fast-track approval for site acquisition and/or facility development. Much of the parks infrastructure is already installed and OmniTRAX will move quickly to meet demand.

“Rail Made Easy” still defines a large portion of the user base and opportunities at the Great Western Industrial Park. However, OmniTRAX and Colliers are extremely excited at the prospect of the new Western sites, fostering greater opportunity to accommodate a wide variety of industrial users in Colorado.
